Recently, DLP Capital Partners debuted its newest investment fund at a gala event held at SteelStacks at the ArtsQuest Center in Bethlehem, PA. DLP Real Estate Capital Founder and CEO Don Wenner packed the house with almost 400 guests for a free red carpet dinner event that included two pre-event happy hour presentations for both current and prospective investors. Additional highlights also included live music, champagne station, photo booth, two vacation giveaways to DLP owned properties, and one lucky winner received transportation to and from the event in a stretch limousine.
The ‘star of the show’ was the premiere of the company’s new $1 billion DLP Housing Fund, a hybrid “evergreen” private REIT. As the company’s eighth fund, key benefits include the maximization of:
- Monthly distributions
- A tax-advantaged evergreen hybrid REIT fund structure
- Targeted 12%+ returns
The DLP Housing Fund is an industry-first hybrid structure that combines DLP’s multi-family investment and direct lending strategies in a single fund. Additionally, it is open-ended, meaning the Fund enables the manager to acquire longer hold assets designed to provide a greater return to investors. Additionally, he presented an in-depth recap of both DLP Real Estate Capital’s record-breaking Q4 and the year in review. Highlights included:
- Over $133 million in capital from new investments
- Broke the $100 million in capital raised target three months early
- Deployed $51.2 million in capital across 147 loans and generated an additional $34.8 million in new lines of credit for Q4
- Acquired 1,062 apartments and homes in Q4
Local radio personality Bobby Gunther Walsh opened the event, sharing his own personal story of how he and Wenner first met and his personal involvement with both the Realty and Capital Partners sides of the company. Three investors provided testimony to their own investing experiences with the company, all of who continue to enjoy solid monthly returns as well as the transparency and availability of reaching out to DLP investor success managers.
Wenner commented, “Ultimately, we provide solutions focused on housing. We’ve provided affordable housing to more than 20,000 people, 400 loans to investors last year, and help and support more than 200 entrepreneurs grow their businesses, which in turn, helps drive the economy. We provide jobs to over 325 team members and generate consistent and reliable returns to over 825 of our investors.
